What is AMI?

Area Median Income (AMI) is the midpoint household income for a geographic area, set annually by HUD. Affordable housing programs set rents and income limits as a percentage of AMI — so the lower the AMI%, the lower the rent and the stricter the income limits.

30% AMIExtremely low income — priority housing for households in greatest need.
50% AMIVery low income — LIHTC and HUD-assisted housing.
60% AMILow income — most LIHTC tax credit housing in California.
80% AMIModerate income — workforce and HOME-funded housing.
